This project in Old Hunstanton reworks a modest bungalow into a contemporary family home. A rear extension and loft conversion, allows the house to expand both vertically and towards the garden, improving its spacial organisation and presence while maintaining a respectful relationship with neighbouring properties.
The existing bungalow sat noticeably lower than neighbouring properties and lacked a clear architectural identity. A modest increase in roof height allowed the creation of a new principal bedroom within the roof space while improving the building's presence within the street scene.
A new double-height entrance hall forms the heart of the home, bringing natural light deep into the plan and creating a clear sense of arrival. Internally, the layout was completely reorganised to provide open-plan family spaces that connect directly to the south-facing garden.
The architectural language combines contemporary detailing with robust, traditional materials.
The existing walls and new extension are clad using dark facing brickwork. A standing seam zinc roof sits over the new elements, creating a cohesive form and allowing crisp detailing to the eaves and dormer. The original roof was finished with slate.
Together, the materials establish a subtle contrast between existing and new elements while remaining appropriate to the varied architectural character of Old Hunstanton.
The reconfigured plan shifts the focus of the house towards the south facing garden.
The new extension accommodates a generous kitchen and dining space, creating and open-plan living area that connects directly with the south-facing garden. The vaulted lounge creates a generous, light filled space, with full height glazing.
Minimal and spacious bathroom are finished with marble floor and wall tiles.
The project demonstrates how a modest existing structure can be carefully reworked into a contemporary home, balancing clarity, material and a strong connection to its setting.
Frequently Asked Questions
What was the key move in transforming the house?
The introduction of a new rear extension and reconfigured roof fundamentally reshaped the building. Living spaces were reoriented towards the south-facing garden, while the raised roof accommodates additional living space and establishes a stronger presence within the street scene.
Why was a restrained material palette chosen?
Set within a varied and informal context, the material language is deliberately understated. Dark brickwork, slate and zinc are combined to create subtle contrast and texture while allowing the building to sit comfortably within its surroundings.
What role does the roof play in the design?
The roof is a defining architectural element. Its revised form improves the building's proportions, creates additional accommodation and introduces natural light through carefully positioned rooflights and a distinctive front dormer.
How does the project improve daily living?
The internal layout has been reorganised around a generous central living space with clear circulation and strong visual connections throughout. Bedrooms are separated from communal areas, while the principal living spaces benefit from daylight, garden views and direct access to outdoor space.
How has sustainability been incorporated?
The project includes a comprehensive upgrade of the building envelope, significantly improving insulation and thermal performance. High-performance glazing, passive environmental strategies and durable materials contribute to a more efficient and resilient home.
What makes this project distinctive?
The project is defined by its restraint. Rather than relying on overt architectural gestures, it uses proportion, material contrast and spatial clarity to create a calm, confident and carefully resolved design.
What can clients take from this project?
Old Hunstanton House 01 demonstrates how an existing building can be transformed through thoughtful design intervention. By balancing contemporary living with sensitivity to context, scale and materiality, the project unlocks the potential of a modest bungalow to create a distinctive modern home.
